Il Fenice by SMRS Design: European Luxury in Winter Park

This year marks the 67th annual Parade of Homes Orlando, organized by the Greater Orlando Builders Association. SMRS Design, in collaboration with Urban Perch Homes, features the meticulously-designed property, Il Fenice, in this year’s home line-up. Nestled in Winter Park at 1252 Via Del Mar, Il Fenice is a showstopper and a must see on the home tour.

THE INSPIRATION

Il Fenice is the work of visionary designer Rikhil Amin, founder of SMRS Design. Rikhil wanted to design a property that demarcated itself from the surrounding Winter Park/Orlando market. And he did just that with Il Fenice.

Inspired by his travels to luxury properties throughout the world, Rikhil settled on a modern Mediterranean aesthetic. With Il Fenice, forward-thinking Rikhil has taken classic European design and interpreted it through an ultramodern lens. Thematically, this stunning property at 1252 Via Del Mar showcases the use of contrast and geometric pattern.

THE EXTERIOR

The traditional red tile roof and ornate ironwork found in the classic Mediterranean style is reinterpreted through charcoal-colored tile and washed-grey cast stonework against the backdrop of clean white stucco. Gorgeous landscaping romantically illuminated with a low-voltage outdoor system, along with a Lutron Caséta soffit lighting system dramatize Il Fenice’s exterior design elements.

The function of the exterior design truly brings the art of Mediterranean living to the Spanish moss lined streets of Winter Park. Il Fenice boasts a dazzling pool with a 6-foot waterfall and calming infinity-edge heated spa. Along with the fantastic outdoor kitchen, leathered marble lanai, and exquisite fire pit, the exterior of Il Fenice begs to be enjoyed during Florida’s sublime days and sumptuous evenings. What’s more Mediterranean than al fresco living?

THE INTERIOR

Rikhil’s use of contrast and geometric pattern comes alive in the home’s interior. Repeated throughout the property is the use of rough textures against smooth: dolomite and quartzite adjacent marble and brilliant cerused oak. Water-jet tiles and fine ironwork showcase thematic shapes all through the interior.

The space is graceful and luxurious, displaying Spanish and Italian porcelain surfaces in the bathrooms, as well as on the home’s slab fireplace featured in the master suite. High ceilings and large windows flood the living space with natural light. Il Fenice offers a cohesion in design that allows one space to flow into the next, giving the home a truly open feel. No detail has been overlooked—the true mark of high design.

THE DETAILS

The 4131-square-foot Il Fenice presents five bedrooms, each with an en suite bath, along with an additional half bathroom downstairs. Of the five bedrooms, two are master suites, the upstairs master suite, complete with a wet bar and porcelain-slab fireplace. The marble-slab fireplace is found in the living room to be enjoyed by all.

The home’s kitchen is fully equipped with Subzero, Wolf, and Asko appliances, as well as a butler’s pantry containing an additional French-door refrigerator and dishwasher. Il Fenice’s cabinetry throughout the home is custom, and the space is complete with white oak millwork accents, giving the property an effortlessly elegant style.

Modern touches abound throughout the home: Kohler high-end plumbing with DTV+ shower, Kohler Verdera mirrors with Alexa capability, two tankless water heaters with constant hot water recirculation, and a SONOS sound system in the living room, kitchen, and master suite. The Lutron Caséta with Alarm.com integration fully automates Il Fenice, making it a smart home with a state of the art security system, complete with a dedicated A/V closet, security camera and CAT6 prewiring throughout.
